Wohnhaus Fläche 和 Wohnfläche

最近想买房，看了看屋主提供的材料，发现了一个问题:Grundbuch 上 写的是:

Hof- und Gebäudefläche
(Wohnhaus    =      110qm
a Garage       =      26qm
Geb. Teil 6 qm vgl. Flst. xx.xxx)

可是 Grundriss 上的 Wohnfläche 只有 90qm

这个 Wohnhaus 的面积包括什么？
Garage 之前的 a 代表什么？
