十年前,一般认为租售比18比较合理,之下属于便宜,超过就是贵了。现在大城市这个租售比几乎绝迹了。科隆,杜塞都是20以上,好地段的房子可以开到25,慕尼黑,汉堡,法兰这样的超一线城市就更贵。

NPV = discounted future cash flows (in your case: monthly rent) + discounted terminal value ( price in future)
I personally don't recommond long term real estate investment in ESSEN, even in Rüttenscheid, Stadtwald & Bredney and likes there is no guarantee for the terminal value.If you look at the published statistics, although the city is gaining back some economics dynamic in the short run, it will continue shrinking in the long term measured by the population.
The story would be different, if you are thinking of middle term investment, some new objects in Rüttenscheid and Bredney would give you a quite stabile ROI (9 - 13 EUR / m2 Kaltmiete)
Compared to Essen, there are quite a few attractive obejcts in Düsseldorf like the ones in Oberkassel and those next to ZOO. While the monthly ROI shall be at least on a comparable level to ESSEN if not higher, the terminal value is almost guaranteed by the centre position of Düsseldorf in NRW.

One more point, EUR would depreciate against RMB in the coming decades, so on a global scale, investment in Germany would not be the best choise.

精辟,ESSEN投资不如杜塞好,中国投资更有前途。如何看待贷款问题呢?毕竟德国利息超低,中国利息高。

如果承受地起,还是买一线城市的较好地段比较保险。这里说的较好地段不局限市中心。市区附近有潜力的郊区也可以。
目前利息低,比在国内贷款投资要核算,而且房产属于终身私人所有,没有70年一说。
大家在除却每月月租外,别忽略,如果是贷款投资的房子出租,月供和房子的折旧可以在年度保税里抵扣一部分。有时这是不小的一笔钱。

月供和房子的折旧可以在年度保税里抵扣一部分。有时这是不小的一笔钱。
月供只是利息部分可以退税。折旧每年2%,还要扣掉地皮的部分,也就是房价的1%到1.5%。能退多少,看个人税率。主要是利息退税,折旧金额不会太多。

杜塞二手房均价也就1800欧左右,15万就是80平。
